Lifespan is decided long before the color goes down. These are the factors that determine whether a garage floor coating keeps looking new or starts lifting.
Coatings fail at the bond, not in the middle. When a floor peels, the usual cause is that the concrete was never opened up properly — an acid wash or a quick clean instead of mechanical grinding. Diamond grinding creates a profile the coating keys into, which is why we grind every slab we coat.
Unrepaired cracks and spalled areas are the second common failure point. Damage that moves under the coating will telegraph through it.
A thin single-coat product and a full layered system are not the same floor. A base coat, full flake broadcast, and high-build clear topcoat put real material between your tires and the concrete, which is what resists hot-tire pickup and abrasion over the years.
Heat, humidity, and UV all act on a coating. Slab moisture is the one homeowners rarely think about: vapor moving up through concrete can push a coating off if it is not accounted for during prep. That is why we check moisture on site and specify systems intended for Florida garages rather than using one product everywhere.
